Buyers Theresa DiNapoli October 1, 2026
Two homes at the same price can cost very different amounts to own. Here's how I help buyers decide.
Sarasota and Lakewood Ranch can both look right on paper. But they're two very different ways to live, and the difference usually shows up about six months after the move.
I spent 25 years in finance, including as a CFO, before becoming a Lakewood Ranch REALTOR®, and I live in a golf-deeded community here. So I look at two things: how buyers want to live, and what it will actually cost.
Two ways to organize your life:
Sarasota keeps you connected to the city: established neighborhoods, restaurants, the arts, and easier trips to Siesta Key and Lido. You build your own routine.
Lakewood Ranch is closer to choosing a community first and the house second. Amenities, golf, clubs, trails and newer construction shape daily life, and Main Street and Waterside Place keep restaurants close to home.
One detail many buyers miss: Lakewood Ranch is in both Manatee and Sarasota Counties, which affects property taxes.
The numbers most buyers miss
List price is only the starting point. Compare what you'll pay every year:
-CDD assessments. Many Lakewood Ranch communities have one on the property tax bill.
-HOA dues and club membership. Some communities require membership. --Flood zone and insurance. Near the coast, elevation and flood zone can change yearly costs a lot, especially since the 2024 storms.
-Property taxes. Manatee and Sarasota Counties differ.
Laid out side by side, these numbers change decisions more often than you'd expect.
Lifestyle questions to answer honestly
- Golf: lifestyle or hobby? "We love golf" and "we'd like to play sometimes" are very different housing decisions. A golf-deeded community shapes your social life, costs and routine.
-The beach: how often, really? If Siesta Key or Lido is a weekly habit, Sarasota deserves extra weight. And from parts of Lakewood Ranch, especially the Manatee side, Anna Maria Island and Holmes Beach can be the easier trip. Drive the route at 5 p.m. on a weekday before you decide.
-New or established? Lakewood Ranch offers more new construction. Sarasota offers character and mature neighborhoods, but older homes need to be judged on their real condition.
-Social life and maintenance. Communities with clubs and activities make it easier to meet people, and newer homes can mean fewer weekends fixing things.
How to decide
Pick the three things you won't compromise on. Not ten. Three. Once those are clear, one side usually makes more sense.
Many buyers land in between: Lakewood Ranch but closer to Sarasota, or golf without a club-centered community. That's where the right community matters more than the town name.
Thinking about a move to Sarasota or Lakewood Ranch? Send me a message. I'll put the real yearly cost of the homes you're considering side by side.
